Description
Manage the process of selling foreclosed properties across a diverse geographic area. Research current market values and understand the micro economic trends which drive them. Analyze specific property data and determine the appropriate marketing strategy that results in the highest return to the Company and/or its investor. Oversee complex negotiations and enter into contractual agreements with vendors, brokers/agents, buyers, governmental entities, and HOA's. Make credit decisions to mitigate credit loss that directly impacts the Bank's risk. Adhere to internal department guidelines and external investor/insurer requirements. A four year college degree is preferred, and/or 2-3+ years residential real estate experience.
Evaluate and analyze the economics of the RE owned asset to formulate a time/cost effective Marketing plan. Prepare and complete marketing plans and enter complete and thorough documentation in the REM servicing system. Conduct reviews of each asset within assigned portfolio for scheduled Market Reviews/price adjustments. Determine marketing strategy and if repairs are necessary, be able to justify the repairs. Enter into negotiations and execute final sales contract. Provide in-depth reporting to investors as required. Monitor broker/agent performance and provide feedback. Analyze BPO and appraisal to determine proper list price placement. Negotiate repairs and monitor overall preservation, repairs and disposition of an assigned portfolio. Negotiate and sell RE owned assets within acceptable metrics established within the Division.
Qualifications

4 year college degree in Business or Real Estate preferred. High school diploma or equivalent required. Must be able to participate as a member of the team and be willing to accept instruction. 5+ years working in Real Estate either for a broker or financial institution.
Desired Skills:
Computer literate with ability to use Outlook, Excel and Word. Knowledge of residential real estate transactions from property listing thru closing. Ample knowledge of Broker Price Opinions and how to read a residential appraisal. Must be self-motivated, detail oriented, highly organized and have the ability to work multi-task. Must have strong negotiation skills, good comprehension, verbal, written and presentation skills. Experience in REO sales preferred with a proven track record.
